Adjustable Rate Mortgage Calculator - AquaBlue edition This workbook builds a full monthly amortization schedule for an adjustable-rate mortgage (ARM) and, alongside it, tracks the payments that were actually made. Everything is driven by four boxed input cells on the Tracking sheet: loan amount, term in years, initial annual interest rate and first payment date. Cell D11 derives the initial monthly principal-and-interest payment with a rounded PMT formula, and you may type your lender's exact figure over it if it differs. The schedule provides up to 480 monthly rows and reports, for every payment, the applicable rate, payment due, extra payment, interest, principal, remaining balance and the running totals of interest and principal. Because the interest rate sits in its own column, you overwrite it in the month your ARM resets and every later row inherits the new rate and a recalculated payment automatically. The Payment Tracking table on the right records the date a payment was received, the actual principal-and-interest amount and a free-text note, and the difference between the actual payment and the payment due is applied as an extra payment. Entering an actual payment of zero, or one smaller than the accrued interest, produces negative amortization just as a real loan would, while the received date is kept for reference only and never affects the maths. The Summary block totals payments, interest and principal and computes an internal rate of return that estimates the effective APR for comparison with other loans. A Help sheet documents the assumptions and cell comments explain each input; all amounts are rounded to the nearest cent and exclude fees, insurance, taxes and escrow. Only the visual design differs across the set - this edition uses the AquaBlue palette (light layout, accent #00ADEE) while the formulas, sheet names and cell layout are identical in all fourteen files.
